How We Can Defend You
Planning & Feasibility
As the owner’s representative, we immediately work to understand the project details, including scope and fee. Our focus during this stage is on working with the owner to program the facility and to move through conceptual design, develop realistic budgets, create master schedules, understand municipal requirements like zoning and variances, and help the owner select a project delivery method. Setting the stage for successful project completion.
Pre-Construction
It is critical that we help develop and manage the long lead-time procurement list to maximize value and to ensure that the contractor can meet the schedule. We also work with the contractor to manage general procurement of materials and subcontractors. We manage the bidding process by conducting site walks, reviewing deliverables, and generating requests for proposals (RFPs). We also develop the owner and general contractor construction contract.
Budgeting/ Estimating
We refine the project scope and provide accurate budgets that can be used for capital planning or to obtain financing. We provide detailed reports that summarize the scope, budget, and assumptions based on collaboration with the owner and other stakeholders.
Design Management
Project success hinges on the working with the right team where everyone is focused on the outcome. During schematic design, design development, and through construction documents we work to ensure that the design adheres to the program, budget, and schedule. We focus our efforts to maintain the owner’s interests.
Agency Review
Agency reviews and securing permits can make or break a project, affecting schedule and budget. We work with city and other agency officials before and during the permit review process to ensure that permits are in hand by required start dates.
Construction
Once the project moves to construction, the pace is fast and we must pay attention to detail. During the construction phase, we conduct weekly owner/architect/contractor (OAC) meetings, review the schedule for compliance, manage the budget, review monthly billings for all owner consultants and contractors, and manage changes to scope, schedule, or cost.
Construction Draw Inspection Services
Draw inspection services mitigate risk and provide feedback to the lender or owner. Our experienced inspectors conduct inspections on behalf of the owner, investor, or lender, to evaluate and validate the accuracy of the draw request, assess stored materials on site, validate insurance certificates, and approve the completion of each construction phase before approving the pay request. The draw inspector confirms all construction work is in place per the plans and specifications, timeline, and budget prior to the release of funds, ensuring that the remaining work is less than or equal to the remaining contract amount.
Closeout & Occupancy
Projects are not complete until they are properly closed out. We work with the design and construction teams to ensure that the project is closed-out properly and that the local jurisdiction requirements and the client’s vision are met. It is essential that the owner move in is seamless. We begin managing this process early and finalize the occupancy plan well before the end of construction. We also capture lessons learned to facilitate continuous improvement.

Whether developing a Master Schedule or a Detailed Construction Schedule using P6, each of our schedules is tailored to the project and is managed throughout the life of the project.
